Privacy Policy
What we collect when you use this website, how we use it, and the choices you have.
Last updated October 19, 2026
This policy explains what information we collect when you use this website, why we collect it, who we share it with and the choices you have. “We”, “us” and “our” mean Ryan Skaggs and the licensed mortgage company Ryan works through. “You” means anyone who visits this website or contacts us through it.
This website is for adults in the United States looking for information about home loans. We do not knowingly collect information from anyone under 18.
What we collect
What you give us
When you fill in a form, use a calculator that asks for your details, book a call or write to us, we keep what you send. That can include:
- your name, email address, phone number and mailing address;
- the home you are asking about and the kind of loan you have in mind;
- figures you enter, such as a price, a down payment, your income or your debts;
- how and when you would like us to contact you.
What we collect automatically
Like most websites, this one records basic facts about each visit: the pages you open, the page that sent you here, your browser and device, an approximate location worked out from your internet address, and the date and time. Cookies and similar tools do this; more on them below.
What we receive from others
If you go on to apply for a loan, we may receive information about you from credit bureaus, employers, appraisers, title companies and public records. Your loan file is covered by the privacy notice federal law requires us to give you when you apply.
How we use it
- To answer your question and give you the estimate, information or call you asked for.
- To guide you through a loan application if you decide to start one.
- To send you updates you have agreed to receive, such as rate news. You can stop these at any time.
- To keep this website working, secure and easy to use, and to learn which pages help people most.
- To meet our legal duties, including record keeping, preventing fraud and answering lawful requests.
Who we share it with
We do not sell your personal information for money. We share it only for a reason tied to what you asked for, or because the law requires it:
- the mortgage company and the lenders that handle your loan request, to review and process it;
- service providers that run parts of this website or our business for us, such as hosting, email, scheduling, analytics and advertising, under agreements that limit what they may do with it;
- companies involved in your loan, such as credit bureaus, appraisers, title and settlement agents and insurers, once you move ahead with an application;
- regulators, courts and law enforcement, when the law requires it or to protect the rights and safety of others;
- a buyer or successor, if the business is sold or merged, who must handle it under this policy.
Calls, texts and emails
We contact you only in the ways you agree to. If you give us your number and agree to calls or texts, we may contact you about your request; message and data rates may apply. Reply STOP to any text to end texts, and use the unsubscribe link in any marketing email.
Cookies and analytics
Cookies are small files a website keeps in your browser. This website uses them to remember your choices, to count and understand visits, and, where we advertise, to learn which ads bring people here. You can block or delete cookies in your browser’s settings; the website still works, though it may not remember your choices.
How we protect it
We use reasonable safeguards, such as encrypted connections and limited access, to protect what you share. No way of sending or storing information online is completely secure, so please never send your Social Security number or account numbers through a website form or by email; we will ask for them through a secure application.
How long we keep it
We keep information for as long as we need it for the reason you gave it, and for as long as mortgage and consumer protection laws require us to keep records. When we no longer need it, we work to delete it or keep it in a form that no longer identifies you.
Your choices and rights
- Ask what information we hold about you, and ask us to correct it.
- Ask us to delete information we are not required to keep.
- Stop marketing calls, texts and emails at any time.
Depending on where you live, state law may give you more rights, such as those under the California Consumer Privacy Act. Information in a loan file is covered by the federal Gramm-Leach-Bliley Act and the privacy notice you receive with your application. Using a privacy right never changes how we treat you. To make a request, contact us using the details on this page; we may need to confirm who you are first.
Links to other websites
This website may link to other websites, such as a secure application portal or a review site. Their own privacy policies apply there.
Changes to this policy
We may update this policy from time to time. The date at the top of this page shows when it last changed, and changes apply from the day they are posted.
